New Minimum Energy Efficiency Standards Coming Into Force On April 1st
 
In two weeks time, most rented properties in England and Wales will be required to comply with new “Minimum Energy Efficiency Standards” (MEES) which come into force at the end of March. This will require landlords to have an Energy Performance Certificate (EPC) rating of at least F for their properties. The rating scale is from A to G, where G is the LEAST efficient. There are some exemptions from the new legislation, but generally the MEES regulations apply to all commercial and residential properties.
 
The ‘relevant energy efficiency improvements’, as outlined in the UK Governments – Department for Business, Energy and Industrial Strategy regulatory document, must be based upon:
 
 a relevant recommendations report (including the recommendations report accompanying a valid EPC),
 a Green Deal advice report, or
 a report prepared by a surveyor
 
The Green Deal financial mechanism should be on the radar of all landlords, as it enables homeowners and households to take out loans to pay for energy efficiency improvements, with repayments made through the energy bill. With regards to the roofing trade, and falling within recommended guidelines of improved energy efficiency, are products/systems which provide:
 
 roof insulation;
 room in roof insulation

With a ‘Green Deal’ loan, a landlord can add value to their property while making energy efficiency improvements. This could also make the property more attractive to new tenants. It is certainly a matter to take seriously, as prosecution and/or fines of up to £5,000 are the penalties for non-compliance.
